We are a society of choices…Go big on fries and a drink, sauce on the side, deluxe wax with my carwash; you get the point! But, this latest ‘choice’ has me angry and puzzled.
To my chagrin while thumbing through an O.C. Weekly Magazine (that may have been my first mistake), I read the following statement “It’s your choice.” I thought to myself great, more choices! And read on…it was a ‘clever’ (used loosely here) ad depicting bumper-to-bumper traffic and a children’s soccer game. In small print, I am presented with a simple question “Why risk having your kids miss the big game by getting stuck in traffic when you could take the Toll Roads instead?”
Are they out of their (insert expletive here) minds…This ad is insulting and unpersuasive on so many levels!
Let me state the obvious…The Toll Roads at best are a convenience off peak hours (and even peak hours are bleeding further and further infringing on off peak hours). If the ad is to appeal to an Inland Empire commuter, guess what…we all know! And further more, the Inland Empire commuter is leaving earlier to get home earlier for Susie’s soccer game (but, thanks for giving us a ‘choice’). And, if the ad is to appeal to Miss Orange County who is inconvenienced by a little traffic…suck it up ‘butter-cup’! The reality is that 85+% of the commuters are from the Inland Empire! Ads and sentiments should be marketed towards the hard working (and hard commuting) folks of the I.E., period! It is not a ‘choice’, it is a damned if you do and damned if you don’t justification for a bigger problem called the ’91 Freeway’. And you know what, The Toll Road knows and understands the squeeze they have on everyone and yet they still say “It’s a choice.’! Walking a plank is ‘a choice’ but what’s the alternative?
Here’s my recommendations: Riverside Transit Authority, fix the 91 Freeway. Until the 91 Freeway is fixed, Corona City Council cease on your decision to proceed with an expansion of the Foothill Parkway. Toll Lanes, disperse and re-hire your Marketing Team because you are lobbing foul balls and not hitting home runs!

Omni West Wins Biz Park Approval
Developer Omni West has won approval from the Norco Planning Commission for a new 52,000-sf mixed-use project called Parkridge Business Center. The new project, which is designed to serve the Norco/Corona area, will include two office condominium buildings totaling more than 13,000 sf each as well as a flex-tech condominium building of more than 25,000 sf that can accommodate a diverse range of uses, from office/R&D to industrial and warehouse space.
Omni West is developing the project in partnership with Menlo Park-based HG Capital LLC on a four-acre parcel along Parkridge Avenue near the corner of Hamner Street, less than a mile from the Interstate 15 and 91 freeways. According to Kip Dubbs, president of Omni West Group, office space for each user can range from 900 sf to 13,000 sf, while the flex-tech portion will be able to accommodate users that require footprints as small as 2,100 sf.
The flex-tech units will accommodate up to 70% office build-out, notes principal Tal Siglar, at the Ontario office of Daum Commercial Real Estate, which is marketing the project for Omni West. Construction is expected to begin in the first quarter of 2008, with completion slated for the third quarter of 2008.
The approval of plans for the Parkridge project follows Omni West's recent groundbreaking for a 66,000-sf medical and professional office condominium project in Lake Elsinore and the company's recent unveiling of plans for 80,000 sf of medical office condominiums in Moreno Valley.
In addition to those projects and the Parkridge Business Park, Omni West is developing Rivera Industrial Park, a 50,000-sf project in Riverside; as well as several other projects in the design and entitlement phase.
The company also manages the recently completed Paseo del Sol Medical Center, part of the five-acre, master-planned Paseo del Sol in Chino.
Master Development Acquires 100,000 SF
Master Development Corp. of Newport Beach has acquired two industrial buildings totaling 100,020 sf from Fleetwood Aluminum in a venture with GE Asset Management. The deal, which is the fourth acquisition for the MDC/GE joint venture, expands what is already a significant number of holdings for Master Development in Corona.
The two recently acquired buildings are at 2465 and 2485 Railroad St. The buildings are part of what EVP Bryan Bentrott of Master Development describes as an industrial market that benefits from growth from within its existing 25-million-sf base, expansion from adjacent markets like Chino and Ontario, and relocation from Orange County companies seeking affordable space that is close to their work force.
MDC has constructed 28 buildings in Corona since 2003 and has now turned its attention to value-added acquisitions within the city. This transaction represents MDC's second purchase of an existing building in Corona in 2007 and the firm is evaluating additional investment opportunities.
Bentrott says that MDC is looking to add more value-added acquisitions within its GE joint venture fund, which the Newport Beach-based firm and GE Asset Management formed to purchase industrial land and buildings throughout Southern California.
According to Bentrott, both of the newly acquired properties were competitively priced, well located and in short supply for companies needing quality manufacturing and warehouse space in each respective size category. MDC plans to remodel both of the buildings and offer them for sale or lease.
Master Development was extremely aggressive in underwriting the property, according to Walter Fromme, SVP of Voit Commercial Brokerage. The deal closed in only 45 days from start to finish, Fromme notes.
According to Bentrott, Fleetwood Aluminum sold the buildings to buy one larger building, also in Corona, as part of a consolidation of its five locations into one 200,000-sf headquarters. Frome and Bill Livesay of the Irvine office of Voit Commercial represented both the buyer and the seller.

Dos Lagos Phase II: The long-standing rumor about the Dos Lagos Phase II development is that it would be in place by 2008 with such retailers as Crate & Barrell, R.E.I and Border’s Books & Music (not to mention some long-shots like Louis Vuitton, The Cheesecake Factory and The Pottery Barn).
Well, there’s going to be a little time notched on to that ‘guestimate’ and the new time looks like a target of 2009…when I hear more, I will share more.
Three Square Bistro: It was fun while it lasted (until 2:00 PM on weekdays that is). My Wife and I were great proponents of the restaurant as A) there had been great buzz about the food, B) Mycitycorona.com had conducted a restaurant review (spending the time and energy to promote it) and C) we had eaten there and enjoyed it (the food). Now, our 1st indication of trouble was an empty restaurant at 7:30 on a weekday…maybe we just selected an off-night. The 2nd indication occurred when a couple was turned away at 8:30 because they were closing early. Part of me wanted to stand up and say “Are you just stupid…your restaurant needs the business…what are you doing?”
Sadly, I share they are no more and have drifted the way of many restaurants before them…

Trader Joe’s at The Promenade Shops at Dos Lagos: Bigger, larger than originally planned…Trader Joe’s entrance into Corona, California is going to be anything less than shy. Tentative opening now stands at Mid- October and that gives you enough time to begin a list of Trader Joe’s favorites for your shopping extravaganza!
Corona Lemon Festival (Sunday, October 7th 2007): Located on the front lawn of the historic Corona Civic Center on West Sixth Street, this event is highly visible next to the main drag through town. The festival reintroduced the “Miss Lemon Festival” pageant which is now a stand-alone event held each May. The October festival includes a local fine art exhibition and crafters to show-off their work, and an old-fashioned “bake- off,” with lemons as the obvious theme. Other attractions will include a “Best Dressed Pets” contest, and “Restaurant Row,” which is a sampling of Corona’s local cuisine. This year’s entertainment: Phat Cat Swinger!
Admission and parking is free, and anyone with memorabilia of the citrus industry or other historic exhibits is encouraged to participate. Also, the festival is an excellent promotional opportunity for local commercial businesses, vendors, restaurants, crafters and non-profit organizations.

Enjoy a movie this summer with the City of Corona! The City is offering two venues for residents this year, Movies in the Plaza and Dive-In Movies. Movies in the Plaza will be held in the Corona City Hall South Plaza* (400 S. Vicentia) on Fridays in August beginning on August 10th with “Curious George”. The Dive-In movies are a new event that will take place each Tuesday in August at the Centennial High School Pool (1820 Rimpau) beginning on August 7th. Participants will be able to watch the featured movie from the pool deck or even from the water at this unique and fun venue. Admission is $1 (15 years of age and younger) and $2 (16 years of age and older). Pinkberry is a chain of frozen dessert stores primarily located in Los Angeles, California. Pinkberry serves a variety of frozen treats. It is slated to open in The Promenade Shops at Dos Lagos sometime in late 2007.
Perhaps it will not be Earth-shattering, nor will it outpace the Beatles invasion in the 1960’s but the (in)famous Pinkberry that you know (or not) from the Hollywood scene is coming to Corona, CA. Pinkberry is where some of your Hollywood-ers like Kirsten Dunst, Salma Hayek, Jerry Seinfeld, Leonardo DiCaprio, Paris and Perez Hilton go to eat and be seen.
Pinkberry serves Yogurt, Smoothies and Shaved Ice. Yogurt by definition is “milk fermented by bacteria to give a tangy or slightly sour flavor and a lightly set or thick and creamy consistency.” Recently, a customer of Pinkberry’s filed a lawsuit stating that their product does not meet the California Department of Food and Agriculture's definition of frozen yogurt because it does not contain the necessary amount of bacterial cultures per ounce. My view-point…who cares when you are staking piles of Cap N' Crunch on it anyway!
An excerpt Fortune Magazine reads: “Pinkberry won't discuss sales, but with upwards of 1,500 customers per location per day, one store could easily bring in $250,000 a month. (A typical unit for TCBY, the granddaddy of yogurt chains, does about $200,000, according to restaurant consultancy Technomic.) There are 21 Pinkberry locations in L.A. and New York, with plans for 50 by year-end. Co-founders Shelly Hwang, 33, and Young Lee, 43, say they turned a profit on their first store four months after opening it.”

This came to me from the from the Jeff Miller for Assembly campaign- it will be interesting to see how the others in this race will spin this large amount of CONTRIBUTED money. It is easy to get a sub prime home equity line or raid the 401(k) but putting putting almost $300K in contributions really shows that Miller has what it takes to win this.
Jeff Miller Raises Over $272,000 on First Report
Mission Viejo, CA - - Republican Assembly candidate Jeff Miller will report today that he has raised $272,051 for his campaign for the 71st Assembly District. Miller, the Mayor Pro Tem of Corona, is the leading GOP candidate to succeed Assemblyman Todd Spitzer.
"Jeff has exceeded every goal we set for raising funds," said campaign consultant Dave Gilliard. "Even more impressive than his total is the fact that it does not include any loans or donations from Jeff himself. This money all came from supporters and is all spendable by the campaign." It has become common practice in recent years for candidates to inflate their campaign reports with personal loans, which are returned to the candidate at a later date.
Miller’s report also shows significant strength from Orange County donors, who contributed more than any other county. Miller has the endorsement of Orange County Congressman Ed Royce and is supported by many of the county’s leading GOP donors.
"Rather than going after the low hanging fruit first, Jeff took the opposite approach and went outside his Riverside County base to raise most of these funds. That means his next report will be even more impressive," said Gilliard.

The ever-expanding world of Mycitycorona.com has postured once again…we have added VIDEO to our long list of visceral and non-visceral medium. We hope, in our internal (lack of) wisdom that you will be able to enjoy the VIDEO experience and will perhaps share a VIDEO or two with us to share with the Inland Empire region (and perhaps beyond).
Now, I must apologize in advance because the camera work is ‘shaky’ at best…you can blame me for that! But, given the opportunity to share VIDEO from other sources (who are actually talented) you will hopefully receive a well rounded experience.

I hope everyone’s 4th of July was spent well with good friends and family. We attended Corona’s Main Street Parade early and there is nothing like it! The event unites the people of Corona like no other event I am aware of; the adults look like children in anticipation of the parade (The children are filled with excitement). We happened to pick a spot that was directly under the sun, the sun was relentless. The parade itself did not vary too far from the previous years parades with its gaggle of ‘usuals’. This year unlike last year entitled us to an 18-month old (our Son) getting up, clapping, sitting down, running away and the like…but, we still enjoyed the event.
In between the parade and the fireworks show we rested, swam and prepared for the evening.
We also attended Corona’s 4th of July Fireworks Show at Corona High School. Nothing too varying of previous years events with people sitting, laying around enjoying the music and festivities. This year, 10 minutes of the parade was shown on the big screen. In principle, not a bad idea if the tapes were dubbed and edited together set to music or something half way entertaining…instead it came off as ‘filler’ and I saw many confused looks on peoples faces; maybe next year. The band was great and the other festivities, presentations and food was great! The fireworks show was good and the finale was stupendous (something not to be missed); my thanks and appreciation to those who put it together. While we enjoyed the show, our 18-month old Son was mortified by the fireworks; perhaps he thought the fireworks were going to come down on him. One question though, what happened with the fireworks after the lights came on…was that part of the show?
As an aside, in the coming weeks I will be posting the photos from the parade and the fireworks show.

Corona Heritage Museum: I attended the Corona Heritage Museum and Park Antiques Festival about a week or so ago…ran into Mayor Montanez and Councilman Skipworth. It was a pleasant trip since we have never attended and we walked away with some really nice items (and homemade lemonade for my Son). Holy fireworks Batman, the 4th of July is 3 weeks away…I repeat 3 weeks away! Weren’t we just unwrapping gifts and sipping Eggnog? Free Flick…you betcha! (06/06/07)
When school's out, kids around the country come to selected Regal Entertainment Group theatres for the Free Family Film Festival. It's a fun-filled nine weeks of movies for kids and their parents.
Since 1991, Regal has provided this service to the community, and best of all it's FREE!
Selected G & PG movies start at 10AM each Tuesday and Wednesday during the festival. First-come, first- served seating is limited to theatre capacity. The Free Family Film Festival is safe, lots of fun and a great way for kids to spend a weekday morning in the summer.

Light Notes (05/30/07)
Wood Ranch Opening: I had the opportunity to attend a ‘pre-opening’ for the Wood Ranch BBQ & Grill on Saturday. This is where the restaurant’s staff puts to practice their newly garnered skills…serving, waiting and refilling! The restaurant is much larger than it appears from the outside; kind of a David Blaine effect I guess. The Wood Ranch BBQ & Grill is an expansive, well thought out myriad of down-home casual dining comforts. I had the BBQ Beef Ribs, Sweet Potato’s and Baked Beans; divine! As of yesterday, it is open to the public to devour! Enjoy!
School Theft/Fires: I am sure by now you know about the Coronita Elementary School fire earlier this week, apparently the 6th theft/fire in the last couple months. What idiot (or group of idiots) deprives and depraves a young child (residents, staff, parents…should I continue) of a school classroom? And where are the idiots parents…I’ll tell you if I even smelled a lick of soot on my child’s body they would be thoroughly interrogated…that’s just me!
Green Corona: If you live in the Sierra Del Oro, Mountain Gate or Corona Ranch areas of Corona there is a special election coming your way that MAY COST YOU MONEY (Do I have your attention?)! The City is looking to RAISE YOUR RATES on landscaping that are currently part of your special assessments (i.e. property taxes/mella roos). It seems the reserves have all but dried up (no pun there) and they need your money. Here is the special election information:
Proposition 218 ballots will be mailed between July 5th and July 14th to all property owners of record within Zone 10. A public hearing for the election will be held on Tuesday, August 28th at 7:10 pm. All ballots must be sealed and received before the conclusion of the public hearing on August 28th. Ballots can be turned in by:
- Mailing the ballot to the address on the enclosed return envelope - Hand delivering the ballot to the City of Corona City Clerk’s Office - Bringing the ballot to the public hearing at City Hall on August 28th
A ballot measure for a Proposition 218 election will pass or fail based on the majority of votes received from property owners of record. Results of the election will be announced at the September 19th Corona City Council Meeting.

The Foothill Parkway Extension (May 2, 2007)
Dear Corona residents, The Mayor and the Corona City Council are currently faced with an extremely important matter that DOES AFFECT ALL OF US! It is coined ‘The Foothill Parkway Extension’ and it has far reaching effects in both the short and long term; traffic, Noise, Pollution, and Increased Child Danger! And while you may not live in or near Foothill Parkway, YOU WILL BE AFFECTED by outside city commuters!
To Understand our current situation: For good or bad, Corona is staked between two extremely busy and vital thoroughfares called the 91 and Interstate 15 freeways. With a growing region and a workforce that, for a large part, commutes out of their respective cities on these freeways to better paying jobs in Orange County, you find many commuters cutting through Corona to bypass the 15-91 transition (aka triangle of death). These commuters take little resolve in the traffic, Noise, Pollution, and Increased Child Danger they present on a daily basis!
And, there has always been a complex equation of commuters, those traveling out of town and those just trying to travel from ‘place to place’. Fixes to the existing transportation are currently planned and/or in motion to improve the commute for tomorrow’s commuters.
To Understand the Foothill Parkway Extension: The Mayor and the Corona City Council is looking into a proposal that would create a thoroughfare through the hills of the Cleveland National Forest, connecting Foothill Parkway with Green River Road/Paseo Grande; a $35,000,000 project. Think about the number of Police, Parks, Schools and more that $35,000,000 could purchase. The construction will rip through environmentally sensitive areas and will border family homes; similar to 6th Street and Ontario Avenue.
Allowing this construction through the neighborhoods with family homes, will create an AVERAGE number of 10,500 vehicles passing through these neighborhoods. In an area of young families with young children, the liability for Increased Child Danger exists! Would you want YOUR CHILDREN playing in/around an area like this? With increased Noise and breathing in increased Pollution!
What can you do…NOW: I am providing all of the e-mail addresses AND phone number to VOICE YOUR OPINION! Ask the Mayor and the Corona City Council to SAY NO to The Foothill Parkway Extension project and look for alternatives that restrict cutting through our beautiful city. Remember traffic, Noise, Pollution, and Increased Child Danger! And while you may not live in or near Foothill Parkway, YOU WILL BE AFFECTED by outside city commuters!

Dos Lagos Artist: I came across this Artist recently and I wanted to make sure that everyone gets to see her work; she is extremely talented. Besides the Dos Lagos water-color paintings, she seems to have quite a collection of work on varying subjects. Dos Lagos 1, Dos Lagos 2
Restaurant Reviews: I received the following correspondence recently, as follows:
“I live in Corona and read your review. All I can say is...Are you nuts? Miguel’s sucks and I will NEVER eat there again. The food is terrible. And everyone I know who has eaten there says the same thing. Do you even have a clue as to what constitutes good food in the first place?
Since you think the food is so good at Miguel’s, how can I trust any of your other reviews? Of course, if you've always lived in So. California then it's really not your fault...you just don't know any better.”
Initially, I was put off by the message but I came to the realization that this person is right (sort of). Each and every one of us has different and varying tastes. While we take the time to sample, critique, understand and share these restaurant reviews it is just ‘our opinion’…what really counts is YOU going out and experiencing these delicacies and telling us we were spot-on, or ‘nuts’ to quote my new friend. Ultimately, we love to hear that people are actually reading the reviews and have an opinion! Want to hear more on what people are saying…check out the Message Board!
Lincoln Road Construction: In the event you have not traveled up Lincoln Avenue past Ontario, you have missed the construction, debris, road signs. New paint job on your car, not anymore! And watch your speed…cops love construction areas to ‘speed trap’ you. One can only garner that the construction will be quick and they will repave the road to spare the residents of flying debris, pot-holes and road hazards for our Cities bicyclists.
Feria de Abril - Fine Arts & Music Festival: Occurring this Saturday at The Promenade Shops at Dos Lagos from 10 AM to 9 PM. The event features Fine Arts exhibition, Live Chalk Art demonstrations, kids activities, Carriage Rides, ‘A Taste of Dos Lagos’ and Sangria Garden.
